Alma Court
Grays, RM17
DESCRIPTION
The site is a former social club in Thurrock, situated along Argent Street. The new development consists of 29 new council homes. The scheme includes a five storey tower block consisting of 15 two bed and eight one bed flats, alongside a four storey block which included six three bed maisonettes and 8 flats.
This scheme is a classic example of a genuine two stage design and build procurement contract. Rooff were appointed after successful completion of a quality and price lead first stage competition by Thurrock Council. The employers agent were Baily Garner and they led the first stage completion. The initial planning scheme had been developed by the clients design team but it was not a required part of the tender that they be retained at second stage. However in the interest of knowledge retention Rooff retained all of the original design consultants, architects, structural engineers and building services, to carry out the detailed design development from RIBA stage 4 through to stage 6.
Alma Court won The Housing Excellence Awards 2019; this award recognises high quality housing – developments. The judges feedback stated they were ‘Particularly impressed with the strong design, good quality build on a difficult infill site and opportunity to delivery all the units as affordable housing.’
